In Sri Lanka’s tea country you can sleep in the building where the tea was made, or in the house of the planter who ran the estate. The hard part is choosing. Agency lists put a lodge in the Knuckles range next to a factory hotel at over 2,000 metres, and rarely explain how booking terms, location and season change the stay you get.

How to Choose: Four Tea Areas, Four Kinds of Stay
Choose the area first and the hotel second.
Hatton and the Bogawantalawa Valley make up the western planting district around Castlereagh Reservoir. This is bungalow country: small restored planters’ houses with a handful of rooms and meals cooked for you. Choose it for privacy and estate walks.
Nuwara Eliya and Kandapola sit higher and cooler, with a town nearby and more big hotels. The standout here is a restored factory rather than a bungalow. Choose it for hotel facilities and day trips to Horton Plains. Our guide to Nuwara Eliya’s estates covers the factories you can visit from here.
Haputale and Ella are on the eastern Uva side, where the weather follows a different pattern. Haputale is quiet and high, with Lipton’s Seat above it. Ella is livelier, with cafes, hikes and the Nine Arches Bridge. Choose Uva for a summer trip.
The Knuckles range near Kandy is mid-country tea at about 1,000 metres. It is warmer and closer to the Cultural Triangle, which suits a route that also takes in Sigiriya or Dambulla.

The Bungalows and Hotels Worth Booking
Ceylon Tea Trails, Bogawantalawa Valley
Ceylon Tea Trails is the stay most people have in mind when they search for tea bungalows. It has five restored planters’ bungalows: Castlereagh, Summerville, Norwood, Tientsin and Dunkeld. Between them they have 27 rooms and suites, with four to six in each house. The resort says its first bungalow was built in 1888 and that it was the first Relais & Châteaux property in Sri Lanka. Tientsin is the oldest house, named after the Chinese village the original tea seedlings came from. Castlereagh, Summerville and Dunkeld look over Castlereagh Lake, and Norwood looks down the eastern end of the valley.
You can book single rooms or take a whole bungalow privately. You can stay in one house or split your nights between two or more. According to the resort’s FAQ, the bungalows are about 1.5 to 16 kilometres apart, and staff can arrange free transfers between them. The resort also arranges free lodging for private drivers about 6 to 8 kilometres away, though drivers pay for their own meals. Camellia Hills, Dickoya
Camellia Hills is a single five-bedroom bungalow on Dunkeld Estate in Dickoya, looking over the same Castlereagh Reservoir. It is run by Teardrop Hotels. The rooms are 34 to 52 square metres and all have four-poster beds and ensuite bathrooms. Most have private verandas facing the lake or the Peak Ridge Forest. The Dickoya Suite adds a connecting children’s room for families.
It is the most direct alternative to Tea Trails in the same valley, and its published offers reward planning. There is 10 percent off when you book 90 days ahead, 25 percent off stays of three nights or more, and 30 percent off bookings made within 30 days of arrival. Heritance Tea Factory, Kandapola
Heritance Tea Factory is the only stay on this list where you sleep inside the old factory building. The 19th-century factory, above Nuwara Eliya at more than 2,000 metres, was converted into a hotel with the original steel frame and machinery still in place. The guest rooms fill the former withering lofts, where freshly plucked leaf was once spread out to dry. The hotel has 50 rooms: 35 Superior rooms, 10 Executive Floor Deluxe rooms, three Premium rooms and two suites.
The hotel runs tea plucking, tea tasting and a mini factory tour. Its TCK 6685 restaurant is set in a converted train carriage. The hotel is also on stage 22 of the Pekoe Trail, the long-distance walking route through the hill country. According to the Heritance Tea Factory official site, it is 166 kilometres from Bandaranaike International Airport. Cancellation is generally free until seven days before arrival, with charges of 50 percent and then 100 percent as your arrival date gets closer. Terms vary by season and offer.
Thotalagala, Haputale
Thotalagala is a restored 19th-century planter’s bungalow on Dambatenna Road, below Lipton’s Seat. It has seven suites, each named after a figure from the history of Uva tea, including Sir Thomas Lipton and James Taylor. The bungalow sits on Pitaratmalie Estate, part of the Agarapatana Plantations group. It has 20 acres of lawn and patana grassland, and behind it a 4,000-hectare tea plantation climbs toward Lipton’s Seat, about 1,500 feet above.

98 Acres Resort and Spa, Ella
98 Acres has 46 chalets on Greenland Estate, on the Passara road outside Ella. The chalets look across the tea to Ella Rock and Little Adam’s Peak, and some have private heated pools. The resort gives Little Adam’s Peak as 1.5 kilometres away, the Nine Arches Bridge as 2 kilometres away and the Uva Halpewatte tea factory as about 9 kilometres away.
One booking rule matters here more than anywhere else. The online booking engine offers a Sri Lankan rate in rupees, but only for Sri Lankan citizens and resident visa holders, and at least one Sri Lankan national must be staying in the room. Foreign guests who book it are charged the difference at check-in. These terms are on the 98 Acres official site. Madulkelle Tea and Eco Lodge, Knuckles Range
Madulkelle is a tented lodge on a working tea plantation in the Knuckles range, about 1,000 metres above sea level and within reach of Kandy. Its canvas suites have timber floors and private balconies facing the tea. It is the easiest tea stay to add to a Cultural Triangle route.
It is also one of the few hotels here that publishes prices. The Madulkelle official site lists the Deluxe Room at about USD 440 a night, the Penthouse Suite at 490, the Family Room at 510, the Honeymoon Suite at 590 and the Art Suite at 600. How Booking Actually Works
Most estate stays follow one of three booking models.
All-inclusive bungalows. Tea Trails, and many smaller planters’ houses, include meals, high tea and often drinks in the rate. The nightly price is higher but there is little to add at the end. Ask if estate walks, factory visits and transfers are included, and if your driver will be lodged.
Hotel-style properties. Heritance Tea Factory and 98 Acres work like regular hotels, with restaurants, bars and paid activities. Compare them on the full cost of dinner, tea activities and transport, not the room rate alone.
Resident and non-resident rates. Booking engines at hotels such as 98 Acres, Camellia Hills and Heritance ask for your nationality before showing a price. Resident and non-resident guests pay different rates, so book in the category you belong to.
Book direct when an offer is advertised, since the discounts above are published on the hotels’ own sites. Stay at least two nights, because the drive into the hills can take most of a day. And ask which estate supplies the hotel’s tea: at a real plantation stay, the answer is a factory you can visit.
Getting There in 2026: The Train Caveat
The hill-country railway is one of the classic tea train journeys, but after Cyclone Ditwah damaged it, the line is only partly running in 2026. Services between Nanu Oya and Badulla, the stretch through Ella and Haputale, resumed on 20 June 2026 on a special timetable. In June, repair work was still continuing between Rambukkana and Nanu Oya, the section that links Kandy to the hills and includes Hatton.
In practice, you can reach Ella, Haputale and the Nuwara Eliya side by train from Nanu Oya. For Tea Trails, Camellia Hills and anywhere reached from Kandy, plan on road transfers unless the Sri Lanka Railways official site confirms that the full line has reopened. Most hotels arrange transfers on request.
When to Go
Sri Lanka’s two monsoons affect the two sides of the hills at different times. As our Sri Lanka hub explains, the western estates around Hatton, Dimbula and Nuwara Eliya are at their best from January to April. The eastern Uva side, around Ella and Haputale, peaks in July and August. For a winter or spring trip, book Tea Trails, Camellia Hills or Heritance Tea Factory. For a summer trip, book Thotalagala or 98 Acres. Madulkelle’s mid-country position makes it a reasonable year-round stopover.
Tips for First-Timers
